House Rules
By booking this home, guests are acknowledging and agreeing to the following House Rules. Please DO NOT book this home unless you and your guests have thoroughly reviewed and willingly consented to all the House Rules and conditions of this rental.
Upon booking, you will receive a rental agreement via our Property Management software, OwnerRez (an Airbnb-approved and preferred Partner), which requires acceptance of the house rules. You must sign the rental agreement upon booking. Additionally, the rental agreement includes a request for an off-platform security deposit “hold.” This hold will not be placed until 2 days prior to arrival and released 7 days after departure, provided no damages are reported. Note: Airbnb approves offline security deposit requests with their API-connected partners, and OwnerRez is included in that list.
1. CHECK-IN/ CHECK-OUT TIME
- Check-in: 4:00 PM CST
- Check-out: 10:00 AM CST
Early Check-In / Late Check-Out Requests
- Early check-in and late check-out requests are not guaranteed but will be accommodated if possible.
- Rates for early/late requests (if approved):
- Up to 2 hours: $100
- 2 to 4 hours: $250
- Over 4 hours: Full nightly rate
Note: Early check-in or late check-out must be approved in writing by the host via text, message inbox, or email to be valid.
Late Check-Out Penalties
Failure to check out by 10:00 AM may result in:
- Weekday fine: $100/day
- Weekend fine: $200/day
- Additional penalties: Cleaning service costs or costs incurred due to delaying the next guest’s stay.
2. PRE-ARRIVAL GUEST REGISTRATION
Guests must provide the following via Airbnb/VRBO messages within the first hour of booking:
- A photo ID
- Full legal names and year of birth for all additional guests
3. AGE LIMIT
Guests must be 25 years or older to book this property.
- No refunds will be issued if this requirement is not met.
4. CHECK-IN PROCEDURES
- The front door is equipped with an electronic keypad.
- You will receive an access code 24-48 hours before arrival, provided the Pre-Arrival Guest Registration has been completed.
- Guests must agree to the House Rules and communicate them to all reservation participants.
5. PARKING
- On-site parking: Space for 4-6 cars.
- Street parking: Strictly prohibited.
- Winter conditions: AWD vehicles or snow chains are recommended during snowy/icy conditions.
6. PETS
- Allowed pets: House-trained, max 2 pets, max weight 50 lbs each.
- Fees:
- First pet: $250
- Second pet: $200
- Note: Airbnb/VRBO charges for only one pet. Additional pet fees will be requested through the resolution center or direct payment.
- Guest responsibilities:
- Clean up all pet waste ($35 per pile fine for uncleaned waste).
- Bring a pet cage/enclosure to ensure pets are under control.
- Supervise pets outdoors; other animals in the vicinity may pose risks.
- Pay for damages caused by pets ($300 minimum fine for upholstery or carpet cleaning).
7. NEIGHBORHOOD RULES
- Guests must adhere to neighborhood guidelines:
- Follow the speed limit.
- No littering, loud music, trespassing, or fireworks.
- Quiet hours: 10:00 PM to 7:00 AM
- Outdoor lights: Turn off outdoor lights by 1:00 AM. Violations may result in a $150 fine per occurrence.
8. VISITORS/ ADDITIONAL GUESTS/ MAX CAPACITY
- Maximum occupancy: 12 guests.
- Unregistered visitors:
- Overnight visitors not listed in the reservation are considered a violation of house rules.
- Additional guests require prior host approval.
- Unregistered overnight guests will incur a fee of $100/person per night + cleaning fees.
9. HOT TUB
- Capacity: 8 people
- Alcohol, glass items, and usage by pregnant guests are strictly prohibited.
- Use the hot tub at your own risk.
10. AMENITIES
Towels & Toiletries
- The home provides starter supplies:
- Paper towels, dish soap, dishwasher soap, trash liners, toilet paper, hand soap, and bathroom trash liners.
- Guests must replenish supplies as needed.
Kitchen Appliances & Kitchenware
- Fully stocked kitchen with:
- Cookware, bakeware, cooking utensils, flatware, dishware, spices, coffee, and appliances (stove, fridge, microwave, coffee maker, toaster, Instant Pot).
- Note: Availability may vary due to damages or malfunctions. Refunds will not be provided for unavailable appliances during your stay.
Furniture & Fixtures
- Do not move, rearrange, or remove any items.
- Damaged or missing items will incur replacement costs.
11. TRASH
- Place trash in the two bins near the lower-level entry.
- Excess trash: Leave sealed bags next to the bins.
- Additional trash disposal fee: $50 per load.
12. INTERNET/ CABLE
- High-speed wireless internet.
- 7 Smart TVs with Roku streaming.
13. OFF-LIMIT AREAS
- Garage areas and owner’s storage spaces are off-limits.
- Tampering with locks will result in a $250 fine plus damages.
14. SECURITY
- Security cameras: Ring Floodlight Camera at the front entrance.
- No indoor cameras are installed.
15. REFUNDS
- No refunds for weather, natural disasters, or major holidays/events.
16. ITEMS LEFT BEHIND
- The host is not responsible for left-behind items.
- Guests may inquire about forgotten belongings but retrieval cannot be guaranteed.
17. INDEMNIFICATION AND LIABILITY WAIVER
- Guests agree to indemnify and hold harmless the owner from claims, damages, or injuries occurring during their stay.
- Use of amenities (e.g., hot tub, fire pit) is at the guest’s own risk.

Safety & Property
- No Candles / No Fire — For safety reasons, no fires inside or out (except the indoor fireplace and the outdoor fire pit).
Indoor fireplace: We have an ELECTRIC fireplace TV cabinet in the great/ living room and it is operable by the remote on/in the cabinet. Please do not put any logs in it or fiddle around with it.
Outdoor fireplace: We have an outdoor gas fire table and a small firepit in the backyard. We provide a propane tank for the table, and for the pit, you will need to buy the logs. Please extinguish the outdoor fire by 9pm. Failure to follow these instructions or any unauthorized fires (including candles) will be charged $500 plus damages. Please use the fireplaces’ responsibility and AT YOUR OWN RISK!
- No Mylar Products — For safety reasons, guests may not bring mylar products (e.g. mylar balloons, glitter, mylar / metallic ribbons, etc…). These items conduct electricity, are a fire hazard, and are strictly prohibited.
- Dock — The property has its own private deck but the river is deep and the water levels tend to rise high during winter. So for the safety reasons, the guests are NOT ALLOWED to go beyond the safety railings on the main level. The guest will be penalized $500 for breaking the rule & will be solely responsible for their action.
- Decks — For safety reasons, guests are not allowed to move furniture, including from inside the unit to the decks. For safety reasons, guests also agree to not climb on the deck railing, sit or lean on the railing, or behave in any way on the decks that compromises guest safety.
- Deck Doors — For safety reasons, guests agree to never vacate the premises while leaving the deck doors open or unlocked. Leaving the deck doors open may result in (1) animals, insects, and debris entering the home (2) damage to the home from weather, (3) strangers entering the home, and (4) other risks that may compromise guest safety, theft, or damage to the home. Guests found to be in violation of this House Rule will incur a minimum charge of $250 to cover the costs of additional cleaning, and the full costs of any other related damages.
- No Weapons — Guests are not permitted to bring any weapons of any kind into this home.
Cancellation Policy
1. 75% refund if canceled at least 30 days before arrival.
2. 25% refund if canceled at least 14 days before arrival.
3. No refunds for cancellations within 14 days of arrival.
4. Note: No refunds are provided for weather, natural disasters, or during major holiday weeks.
Please note that for cancellations of bookings made on platforms other than Airbnb, a Stripe card processing fee of 3% will be deducted from the total refund.
